A new development of 42 one and two-bedroom homes for social and affordable rent.
Thrive Homes will be replacing 27 flats that are no longer fit for purpose, with new accessible homes that meet the modern standard of living.
Funded by a grant from Homes England, this project includes an upgrade of the existing communal boiler, with a high efficiency ‘A’ grade condensing boiler, improving energy efficiency for residents in Grove Crescent.
Indicative project timeline
- May 2024 – Communal boiler replacement work completed
- June 2024 – Demolition of the former care home was completed
- August 2026 – Anticipated scheme completion

How long are works expected to take place?
It is anticipated that this programme of building works will last 24 months. We will keep residents informed of the progress throughout the programme. Current anticipated build completion date is August 2026.

What hours will the contractor work?
Core working hours are 8am to 5pm Monday to Friday and 9am to 1pm on Saturdays.

Why are you getting rid of the older homes?
The blocks that are being demolished were not fit for purpose. They are being replaced with modern, accessible and energy efficient homes suitable for the modern standard of living.

How will you manage dust during the construction programme?
Hoarding has been erected around the development site to minimise dust. The contractor deploys site staff to sweep and wash down the roadways and pavements outside the site regularly throughout the day and a road sweeper vehicle is also used on the roadways when increased deliveries are expected. The contractor also implements a tyre washing station, to ensure that all vehicles have their wheels washed before leaving site.

What impact will this development have on parking in the area?
Each new home will have an allocated parking space as part of the regeneration project along with additional visitors parking. These spaces will sit inside of the site footprint and will not affect any existing parking on the estate roads.

Can I register my interest for one of these homes?

Communal Boiler Replacement

Will my heating and hot water bills increase?
Not due to the proposed works. Thrive are providing a like for like heating system and billing arrangements will remain the same. Thrive are in a contract with EDF and rates will only be adjusted under existing arrangements.

Will there be any disruption to me?
Any disruption will be kept to a minimum. We are replacing the boiler house in the communal garden and the majority of works will be carried out outside the flats only.
Our engineers may require access to undertake some minor adjustments to radiators in the flats and you will be given advance notice of this.

Will the new boilers be more efficient?
Yes. They are modern, high efficiency (A rated) condensing boilers and should have a lot less repair issues.

Will the Boiler House take up much space in the communal rear garden?
No. It will be a similar size and height to a garden shed. Thrive are looking to locate it at the back fence boundary to take up less space.
